Tired motel.

Not a very restful place to stay. Rooms very tired, awful mattresses, creaky floors, paper thin walls, noisy. A lot of noise from the outside, hall, and other rooms. Front desk was not the best either. It was basically clean, I’ll give it that. Will not be beck.

The location and room were really good. we had a shower and a tub which was very big and in by the bed that made the room feel dated. Very friendly staff to welcome us. The breakfast was not the best just a very basic one. We were on the 3rd floor and near the elevator, but it was still very quiet which was nice. The staff were very welcoming when we arrive and made sure that we ask them for any way they could be of service to us. So, all in all, we would stay there again the hotel was not far from the concert we were attending that night and there were places to dine at not far either.

Filthy, run down and disgusting

Service at check in was good, otherwise it would be less than one star. This place is run down, dirty and disgusting. Rooms are dirty, there was a dirty wash rag in the tub when we got there. There was a pair of dirty socks pushed up against the edge of the bed. The flooring was "broke" and pieces were missing as well as bowed up sections all over. The cut on the bottom of my foot was apparently a bonus. The dogs barking all night, then being asked "what am I supposed to do about it" by the guy at the desk was great. The mold on the bagles at the free breakfast was a treat. Response from the "manager" in the morning was "maybe this isn't the place for you and you don't have to come back". Repeated calls to speak to the owners weren't returned. Avoid this place like the plague.

It has a good location and near restaurants. Check in was easy and friendly staff. Room is big and clean. A/C is working great. The bed is comfortable. Bathroom is clean and shower works great and drains well. Indoor pool looks nice and I might take a dip tonight. Breakfast will be breakfast, it be good enough to get me going.

We stayed at this location several years ago. At that time the hotel was in decent shape. I believe the overall rating is still benefiting from that time as it has certainly gone down a hill a bit since. The lobby area looks nice but the halls and our room all shown a lot of wear and tear. Carpet and furnishings all were in desperate need of replacement. The room was always quite stuffy- either the AC needed maintence, perhaps the ventilation needed cleaned (something we find many hotels never do but should), or the AC unit just can't keep up. Regardless it also left the room quite humid. The carpet needed cleaned badly- our kids' feet were nearly black after being in the room barefoot for just a few minutes. The breakfast offered, even as a continental, was barely just that. The entrance/exit is a very steep drive off of a busy road. The pool room was so hot we couldn't even use it. There was no air conditioning and there wasn't even any ventilation. It was nearly 90 degrees outside during our stay here yet inside the pool room it was even hotter. The pool was also pretty dirty so we wouldn't have swam anyways after seeing it. Unfortunately- Osage Beach has very few lodging options when considering national chains and the ones they do seem to neglect refurbishing/updating the property. It is a seasonal vacation spot and in many places like that you find many places don't put much back into the location. Desk clerk was friendly.
