As camas são desconfortáveis, e o pequeno almoço que era garantido, foi-nos dito que o café onde seria servido estava fechado e o host deu-nos 40 euros para o tomarmos fora. Sendo uma familia de 4, 40 euros, em plena zona turistica não servem claro. A senhora que faz as limpezas só mudou as toalhas quando pedimos, e notava-se que não limpava nada, apenas levava o lixo. Localização excelente, perto do metro (muito eficiente) e com boas explicações da parte do host para que nos guiassemos na cidade.

The guesthouse is not like you see on the pictures!! There is no coffee machine, bin or kettle in the room, the deco is not the same and there is no soap or shampoo supplied. The "balcony" is maybe 1m² big, a joke! The stay includes breakfast at a nearby coffee shop. You get a voucher upon check in and can then use this there. One can skip this so called “breakfast”, as this is a coffee or juice and a dry croissant. The shock came at around 11h00 on our first morning. I received a call from a lady that works at the guesthouse, telling me that she sent me a couple of pictures of an AirBnb where they are going to move us as they need the room we are in for a group booking. We decided to return to the guesthouse to get this sorted. I explained to them that we are not moving, but they didn’t want to hear this. We were told that they organized us a place to stay and that’s it. After a lengthy discussion with them, we said we will move out, but expect them to refund us for the 2 nights stay to which they agreed. Then suddenly we could stay for 1 night again, but would need to leave tomorrow to a hotel they have chosen for us. To sum this up. The place is not what they make it out to be and it is a rip off and scam if you ask me.We reported the guests house to Booking.com via their hotline after we left the guest house. They handled the situation very well and refunded us the two nights in full. Wish one could write longer reviews here, this is a very watered down version. STAY AWAY

We had booked this place 7 months in advance, but then added another night in the beginning of our stay as we had changes to our flight itinerary. We were assured that we could have the same room throughout the visit and this was again confirmed upon check-in. After our first night we received a Whatsapp message at 11am saying that they have a double booking and that we need to move to another appartment across the city, far away from the center and Vatican City. We were asked to come to pack up immediately as they needed to clean the room. So with 2 small kids in tow, we had to drop all of our sightseeing plans and head back to the "guesthouse". There the story kept changing....we refused to go to the other appartment as we didn't like the location and didn't want to stay in an appartment. The owner refused to refund us our money, since he said he gave us another option so it is our problem and loss if we don't accept it. The situation was handled extremely unprofessionally with the staff screaming at us to f*** off in front our small children and slamming the door behind us. Beyond that shocking experience, the place did not live up to expectations. It was very difficult getting access to the place as it is in a residential complex and instructions to get to the unit were very difficult to understand. The room did not have all the items promised or advertised in their pictures - there were no tea/coffee facilities in the room (there is a coffee machine in the entrance charging €2), no soaps, shampoo, lotion, etc, the fridge did't work and not even a dustbin in the room. The sleeper couch would definitely not be suitable for any adult to sleep on comfortably - our kids luckily didn't notice after the exhaustion of 24 hours of flights. It was also not very clean. The breakfast was a huge disappointment - with the miniture croissant that you get with a cup of coffee or juice not even filling up our girls.

Our only issue was on arrival. We contacted the owner upon landing to let him know we were on our way but upon arrival we still had to wait 30mins for him to arrive. However he was a very nice and friendly young man and incredibly apologetic. Other than this our stay was very good. Our room was immaculate and spacious. Air con worked fine and bathroom had all we needed. Quite secure, needing at least 3 keys to get into the room (once we got used to which was which). Some nice touches too including the moon and stars ceiling light (room 4). We could have done with a proper drop off point for keys upon check out but left them in the door to the office. The location was good, being only 5-10 minute walk from the metro and not too far from the Vatican. We would definitely recommend and would also use again if and when we return to Rome. Thanks

Could be excellent but very poor organisation from owners is a MASSIVE let down

This is my first negative review I have ever left, all my others have been 5 stars! As requested I informed the owners in advance of our flight arrival time and gave one hours notice of our arrival to the guesthouse. No one was there to greet us and hand over the keys, and as it's private property the concierge made us wait on the street in 38 degree heat for the owners to arrive. Not much fun after travelling for 8 hours! Very rushed and brief check in with very minimal English spoken, no conversation to be had and we were left with lots of unanswered questions. No bin in the apartment at all (a bathroom bin appeared on day 2) and no toilet roll either. Surfaces were extremely dusty and when I picked my book up from the bedside table I noticed a rectangular mark where the dust had been disturbed. I dusted the room myself with toilet roll I had bought from the local shop. We were given the wrong key to get into the apartment block, meaning at 12am on our first night we were sat outside the front door and had to wait 45 minutes for another resident to let us in. I informed the owner expecting this to be rectified but on returning back the following day at 17:30 we had to sit and wait AGAIN for another resident to let us in. When we finally gained access to our room there was no electricity and shock horror could not get hold of the manager - by this point we were ready to leave and find somewhere else to stay. After finally getting hold of someone and complaining about the poor service we were promised the key would be brought to us for 20:00 so we could go out for tea but when we still hadn't received it at 21:00 we had to leave the apartment as we were so hungry and had been waiting 3.5 hours already. We tried to contact the manager as we really didn't want to have to sit outside again on our return waiting to get in but he didn't answer any of our 5 phone calls. I phoned a different number for the manager which we found on Expedia but were told in no uncertain terms "NO ENGLISH" and the phone was hung up!! We returned back to the apartment at approx. midnight and the key was cellotaped to the door. Good points: hotel is in a good location and bed is comfy. Air con works well and was great to return to after a long day exploring (when we could actually get in!). Room is spacious and bright with a nice bathroom and shower. We were able to leave our bags in the room until 4pm on our departure day so we didn't have to carry them around with us. This apartment could be wonderful but unfortunately we did not experience this at all. On our departure we found that the owner, Francesco, had been on holiday and had left his partner Marina running the apartments for him, maybe this is the reason for the poor service and maybe had Francesco been at home we may have had a completely different experience, but unfortunately I can only speak as I find, and for us it was poor.
