Happy with our stay, staying again

We had a bad experience at a motel near by and had to find a quick place to stay. We found the red roof inn and were accommodated right away by a man at the front desk named Ahbi. He was very helpful, showed us our room before we payed for the room, told us about what to expect from our stay, and was super friendly! The place was clean, comfortable, and quiet. We will stay here again!
Don't do it ...

I decided to stay here during my class reunion because it was centrally located and the price was right. I didn't realize that the Folk Festival was being held in Newport, which is why it was hard to find a good hotel to stay at. If I had the choice, I would have paid more and left right after checking in - - the room was terrible!! There were pieces of the wall falling down, the toilet was stained and uncleaned - the pool was not in working order - when you approached the front desk, there was never anyone there and when you voiced a complaint they turned a deaf ear .... Do yourself a favor, no matter how many times they change the name of this hotel - - stay away ... pay a little more and get a nice place to stay while enjoying the beauty of this island ... take it from a "old" Aquidneck Islander - -

The room was HUGE!. In addition to the king size bed, there was a love seat AND a side chair with a small circular table! The refrigerator was in a large bureau type piece of furniture. Comparatively, this room was about twice the size of the room I had just stayed in. There was a huge amount of grass for me to walk my dog as well.
AND.....1 pet per room stays for FREE!!!! The hotel I had just come from charged $25 per night.
Very large, clean rooms. Good service

We called last minute to add an extra night due to a family situation. It's high season in this area and we were afraid they couldn't accomodate us. But they were able to, and we were very pleased with the room. High season around Newport= rooms going for $200 and up everywhere. We felt this 2- queen room, however dated, was a value at $176, and were hoping it wasn't a dive. We were pleasantly surprised!
Check in went smoothly. The room was large, more than adequate for the rollaway bed we would need after we picking up our granddaughter from camp later (add $15/night for the rollaway).
Appears to be brand new carpeting and decorative elements throughout the hotel. Mostly it seemed fresh and clean, if somewhat dated; especially the bathrooms. That's comfortable for us, but maybe not for others. I did find some piles of dust on shelves and inside drawers; it actually looked to me as might have been remnants of rodent nesting, but we saw no droppings at all.
The free breakfast was an extreme disappointment! There was coffee, juice, and milk; loads of starch: cold cereals, bagels, breads, and a few wrapped muffin and pastry items. There was a waffle machine that didn't work well--the batter (pre-mixed from a large free-flow pitcher with no measuring device) stuck to it; and they did not have any Pam-type spray ( they said the manufacturer did not recommend using it.) Nary a fruit or protein in sight---no eggs, meats, yogurts. When I asked about it, in the form of a recommendation, was told they had no control; that the owner made those decisions. Additionally, when they were packing up the breakfast bar, I saw them moving the unwrapped bread items with bare hands!
All in all we would stay there again, mostly due to the reasonable price. But the breakfast is little more than a snack, so factor that into the price.
