This is a lovely little hotel, the bed was excellent, the room was impeccably clean, and it is pretty to boot - all that is wonderful, but what really stood out was that every single staff member we encountered was exceptionally friendly and accommodating. If we have occasion to stay in the area again, this is our stop!
A little gem on the Upper East Side

We've been to NYC many times, this is the first time we stayed in this area. Loved it. You are near museums, Central Park, Whole Foods, CVS, and many cafes and places to eat or pick up food. You can catch the subway on Lexington, easy to get around. Charming little room, only downside was no mini fridge and teeny, tiny sinks that are a challenge to use. What really made this hotel was the awesome, helpful staff. We recommend The Franklin and would definitely stay there again. A free specialty beverage per stay and cold water at any time were also a very nice touch.
Great boutique hotel near many attractions

We had a great experience at the Franklin Hotel. James P. helped us with our luggage from our car and was so pleasant and welcoming. We were worried about the steps leading into the hotel with our bags but he took care of everything. Our room was ready and we had a tight but comfortable room with a nice desk. Violet R and Xoshera were at the desk and were always so pleasant and welcoming. The manager was very nice and very present. We enjoyed staying in a neighborhood without a lot of tourists. Laundry service was excellent and reasonable. We'll be back!
Many Strengths But Not Five-Star

I was looking for a hotel on the Upper East Side and booked The Franklin based on all the five star reviews it got on TripAdvisor. I like small hotels. The location is great, the staff are nice, the morning coffee is excellent, the cookie that greets new guests is fabulous. Our room was also very nice. It was a King Premium, top of the hotel's lineup, and had a comfortable bed, nice bathroom with a good shower, a closet (gotta mention that in NYC), a comfy chair, and a desk. We were on the 8th of 9 floors.
So what is my gripe? The noise! The King Premium rooms are directly on 87th Street which has all the noise NYC is famous for, particularly loud garbage trucks at all times of night. The HVAC system was pretty noisy too, though it worked well.
When I read the reviews, everyone commented on how quiet it was and that was a a major factor in my booking. But I now suspect they all had inner rooms, which face a brick wall. From what I've heard, the brick wall rooms are really tiny and I don't want a cramped room. I went and looked at a Queen Premium room that looked toward 3rd Avenue and while it seemed much quieter (the room was not right on the street), the room was smaller and did not have a chair or a real closet. My husband and I like to relax in our room when we travel so this would be less than ideal.
Would I stay at The Franklin again? Maybe, in a high up Queen Premium room, if I wanted to stay in the UES. But I do not think it deserves 5 stars on TripAdvisor and probably would give it 3.5 stars if I could.
Very helpful and engaging staff. Lovely ambience. Great bed, pillows. Charming, small rooms.

We had a wonderful stay at the Franklin last week. From the first booking phone call to the last goodbye, we were treated like old friends. The room was lovely and clean - expect small rooms - and nicely appointed. The bed and pillows were among the best we've had in any hotel. The bathroom had everything you need, including a good shower head. The staff's recommendations for restaurants nearby were spot on. Complimentary espresso, cappuccino, latte or coffee and chocolate cookies were a delightful touch. And we were happy to learn that, come this summer, they will be adding an outdoor restaurant and bar!
