What a friendly and helpful hotel staff at the Fairfield Omaha downtown! Nice that they were as helpful with information on attractions and restaurant suggestions that they were.
Clean, Comfortable, good breakfast and free parking. My only quibble with the hotel is that it advertises itself as a downtown hotel but it really is on the far out reaches of downtown. You need to drive to get to the core of downtown Omaha.

The hotel is meticulously clean, nicely decorated, and the rooms are comfortable. I really appreciate the bold color choices and aesthetic! It's on the edge of downtown but is a design/layout that you might find off of an interstate exit, with free parking. We checked in quite late at night, and the man who helped us was kind, as were all the other staff who we interacted with.
No troubles with the internet. Bed was very comfortable. Plenty of places to charge phones/etc, and a desk to work at. We were making a quick one-night stopover as part of a long drive home so didn't explore the surrounding area much. Got some work done in the morning and back on the road again.
The AC/heat unit seemed to be set to run constantly, which was fine with me (there was a wall thermostat to hold a steady temperature) but could be an issue for some who prefer to avoid the background hum. Wish the window could open more! It was the sliding kind but set to only be able to slide a few inches.
There were a few minor things that added up in my mind to a 4 rather than 5 rating -- no fatal flaws, but basics that it seems the hotel could have done better on. Our room had a completely empty Kleenex box in the dispenser when we checked in, the breakfast had a large array of bagels but I was told by staff that there was no more cream cheese left in the hotel, the in-room fridge was set so cold that my leftovers became a solid block of ice overnight, and housekeeping staff knocked persistently on our door at 9:30am to see if we had left yet so they could start cleaning the room, which felt like a bit of a rush since check out was not until noon and we were just getting up. None of these are major issues but all seemed avoidable.
I wouldn't hesitate to stay here again if I was in the area and it made sense to do so, but would not feel committed to it either. If you're considering staying here, go for it -- based on our experience you'll have a perfectly pleasant night.
Clean, quiet property with surprises!

Had an excellent stay while hosting a Zoom event! They allowed me to check in early which was so incredibly helpful for me. Perfect roomy, quiet space with a fridge and microwave, gorgeous king bed, two TVs (yes we used both!), and a spacious and clean bathroom. Also greatly appreciated e hand sanitizers and wipes in the room, as well as the protection on the tv remotes. Being an experienced Marriott traveler I am used to the bare minimum from Fairfields but this property is something special within a few blocks of downtown but in a quiet area. Much much appreciation to Cody at the front desk for facilitating my early check-in and making sure my room was ready! Friendly attitude and eager to help. Very pleased with my stay. :)
Not my top choice for another stay

Pros- friendly staff, location close to downtown & Creighton University, price, covid style grab & go breakfast was average (cereal cups, yogurt, fruit, microwaveable breakfast sandwiches, milk, juice, muffins, coffee), comfortable firm style mattress
Cons-not the cleanest (windows left open, food in fridge, candy pieces on the floor that weren't ours), small pool which fills up fast, covid style grab and go breakfast, ice machine only on the 2/4 floors (does covid not exist on 2 of the floors? why not just put them on all the floors and clean them?)
If you are concerned with mask wearing about 1/2 the staff wear it over their nose & mouth & the other 1/2 wear it under their chin or not at all. I don't feel like they clean well (even though they advertise that they do. So if you are concerned for health reasons I would skip this one.
Since this was a trip to see the zoo and some of the other attractions in the area, as a mini spring break type trip, I wish I had spent a little extra money & stayed at one of the better hotels in the downtown area, I think it would have made my perspective on Omaha much better.

My husband and I are on our way back from AZ and Omaha was our stop for the night. The Fairfield is right in downtown and very close to the 480 and highway. The hotel is so refreshing. The decor is current in colors and ascetics. The front staff Erin and Kate were pleasant to work with and very welcoming. We stayed in a King suite/studio. There was plenty of room to move around and stretch out. The bed was so comfortable to help us pass out after a long drive. There was a wide variety for breakfast. Something for everyone. Regarding the area, freight on University is close by and the Ameritrade Ballpark is a few blocks away. If we had more time to explore, we would have. This hotel is in my list of must stays.
You won’t go wrong stay here.
