We chose to stay here completely at random after our Bangkok taxi dropped us at the 'Big C' in South Pattaya. I needed to be in Pattaya for eye surgery at the Bangkok Pattaya Hospital and we were 2 days early so anywhere would do in low season as we didn't book in advance.
We introduced ourselves to the staff who were very friendly and accommodating and we asked for a room with 2 beds as we had our 5 year old with us. Our expectations were low because it was such a small place, however when we asked to see a room, we were in for a surprise. First the access doors are secured by an electronic passkey system, room keys have a chip embedded in a card which you pass across the sensor to gain entry. Understandably, there were no lifts in a small hotel such as this and we were destined to be staying 3 floors up, although we were shown rooms on a lower floor, which we declined because they had only one bed. This has to be the cleanest place we've ever seen! The hallways are painted white and white tiles on the floor so you'd see the dirt if there was any but it was absolutely spotless.
Communication: Everyone we spoke to from the receptionist to the cleaners spoke English and we had no misunderstandings during our stay. Strangely, even the cleaning staff seemed to be very concerned that we had enough shampoo, soap, towels, were comfortable in the room etc. Very impressive to us since we are used to a lower level of service in Philippines. I'm loving it personally....
Inside all the rooms we saw, the bedding was plump and good quality, like brand new in fact. The rooms were of a good size for a budget place and the bathrooms outstanding. We had a big refrigerator and a flat screen tv with cable. For convenience, the sink was situated outside the bathroom so it could assist with food preparation in the room. Longer stayers could live here comfortably.
Wifi and internet worked perfectly in our room and at reception where you can relax at a shaded table in the ultra clean alleyway in front of the hotel.
Price: We paid 800 Baht for the twin bed room, it was the same price for the other rooms with queen size bed. There was a 200 Baht key deposit which was returned when we gave back our keys on check out.
Location was good for transport and shopping. The Big C mall is directly across the street (not a busy thoroughfare). The mall boasts a KFC, MK and Santa Fé restaurants. I ate in the Santa Fé and was very happy with the service, cleanliness and quality of the food. I took KFC back to the hotel and loved it too. All food here is way better and cheaper than we were used to in the Philippines. Distance from the beach was about 2km, too far to walk in the tropical heat but also a benefit if you don't like all the noise & bustle that goes with hotels close to the beach.
Downsides: There were no windows in our room, which I find disconcerting on waking up in the morning. I always feel like it might be late and I've missed something. A small thing considering we're on vacation right? The stairs were a problem for me and the clincher for why we didn't stay. Proximity to the hospital (5Km) was not bad because it's a straight run along Sukhumvit Road. You could use a cheap motorbike taxi or a shared taxi along the Sukhumvit Road would only be 10 Baht each but twice we chose to use a taxi from a dedicated Taxi point in the Big C car park. They have a published rate of 250 Baht to most locations around Pattaya but they were open to negotiation (low season remember) and we paid 200 Baht.
After our second night, the stairs got the better of me and we transferred to the Diana Garden Resort, very close to the hospital. Please read my report for that hotel too.
I recommend CK Residence to anyone concerned with cleanliness / security / budget. If you stayed longer than a few days, I'm sure you could negotiate a cheaper rate even than than the 800 Baht per night we paid. I only marked down my score from Excellent to Very Good because there was no lift. Sorry we failed to take pictures but you can view the entrance and surrounding area on Google Maps.
Taxi to Suvarnabhumi International Airport from here costs around 1,600 Baht (by negotiation) and takes around 90 minutes. Expect to pay the 3 toll fees along the way. Currently that's 2 x 30 Baht and then 25 Baht nearer to Bangkok. Easier to hand the driver 85 Baht for the toll fees as you leave.

Planned to stay here 4 nights but the cost was too high, it has the convenience of being across the road from BigC but there are BigC's everywhere in Thiland, easy to get the 10 baht bus into Pattaya city but if you leave it a bit late (9 pm) it's hard to get a bus back, there is no elevator so you will get good exersise, i took the balcony room for the large glass doors and the great amount of light but i forgot one thing, this is Thailand and it's 38*C outside and it was a hotbox inside, the air conditioner is a bit noisy, like being on a plane, and it can't get the room cold enough, another reason to go. I got a 4 star hotel in Pattaya with a pool one third cheaper than this one,, it pays to check around.

Have just spent 6 lovely nytes at the CK in Pattaya South, its a lovely place, fairly new, very clean large rooms, the ladies there are very lovely always willing to help, alway smiling, a great place to stay if you dont want to stay in Pattaya Central, across the road is the Big C, it has a huge supermarket on top floor and shops below, also stalls outside, massage just a few shops down the road and Internet cafe around the corner, 5-10 mins in taxi into central Pattaya, depending on traffic..
