Sadly, a below average Quality Inn within the chain, and likely, within the immediate area

I'm unable to rate in 1/2 stars, so if I could, this would be 2.5 stars, or somewhat below average, but neither "poor" nor "average"
I stay mostly at Choice Hotel properties; either a platinum or diamond member, so I know then well. I don't like leaving poor reviews, but I have to call them as I see them.
This property is just run down. The front desk help is friendly, the beds are okay, the wifi is okay, but it stops there. The bathroom fixtures are pitted and partially corroded, the whole place just looks like it's 5 years long overdue for a renovation. The parking lot is small with tight-fitting spaces, and I wasn't comfortable in the area either. No facial tissue in the bathrooms (first time I've seen that in, well, ever). Speaking of the area - and this is the crux of the matter - there are several competing hotels in the area, and I frankly can not think of why one would stay at this property as opposed to trying one of the others.
Quality Inn's can be very good: See the Quality Inn on South Bluff in St. George, UT for an example of one that is done incredibly well. Or the Quality Inn in Cedar City, UT.
This property isn't in that league, and while not a horrible place to stay, I would struggle to recommend it. Stay at the Quality Inn down in Arcola again; better property, better area.
Marginally recommended only if you have no other choice.

Front desk staff was rude. Staff kept reminding me at check-in that I was in a room with only one bed, as both my husband and I were checking in. Morning worker sat in lobby staring at everyone who came to grab some to go items and would give rude looks to anyone who took more than a couple things.

Starting with the excellent staff that greets you upon arrival, this hotel is better than average
The room was clean and spacious with comfortable beds. The bathroom was clean and functional, though just a smidge tight.
And they accepts pets, for an added fee of course. The points required for a free night seemed high when compared to the room rate (12000 points for a $70 room), but the quality of the experience makes it worthwhile.
We had no issues during our stay.
Breakfast was usual comfort fare, hot and fresh. The eggs were better than normal.

Nothing works. Elevator out of order. Hot tub out of order. WiFi so slow as to be worthless. Poorly done patches peeling off wallpaper in bathroom.
Company made reservation. Next time I’ll do it myself.
Average hotel experience

This was a 'typical' hotel experience. Certain things aren't taken care of. Tub drain doesn't work properly. Super-stinky floor cleaner used, so if your nose hates perfume-y smells, ask about this before going. Also, hair in tub (I don't mean an eyelash!).
