Great service - mediocre rooms

The front desk staff were very friendly, accommodating and helpful. We felt welcomed in a way as if we were at a much higher class hotel.
The rooms were clean but outdated and the beds uncomfortable. While this was a good place to "lay your head" for a night, (we stayed for a wedding that was based out of another hotel that was sold out) I wouldnt stay here for more than that.
Considering it is marketed as "extended stay" the grounds were very limited. No picnic tables outside or place to relax and get fresh air. There were a few people sitting on the stoop by the side door to take calls that looked uncomfortable.
It was not a bad experience, but very "institutional"
A great place to stay for truly an extended period of time!

I have been residing here with my girlfriend for ten months and counting. I cannot stress how nice the entire staff and management have been the entire time. They have made sure my girlfriend and I are comfortable and happy living here. Room service and maintenance are very friendly and always respond to any concerns in a timely manner. The rooms are very nice, and it is definitely nice to be able to use the stove top in the room to make all sorts of meals. That is one of the many key features that drew us to Extended Stay. On times where I don’t have time to cook, this Great Valley location is located right near numerous restaurants and fast food chains as well as a few grocery store, all within a mile radius. I believe anyone whom is looking to stay here for a day or 10 years will be happy and comfortable coming to this location. I’m conclusion I highly recommend coming to the Extended Stay Great Valley location!
Bed Bugs, Liars, and Rude Staff

AVOID this place like it is the plague! *BED BUGS*
Immediately upon arrival you are met with an odor in the lobby and an out of service elevator. That should be your first sign of a bad experience to come, but I didn't really think so at first.
Upon receiving room #111, the room had an even worse odor that smell like smoke and just a bad smell in general. The carpet and furnishing in general looks really outdated and that it has gone through a LOT. LIKE A LOT. The carpet looked filthy, especially with cigarette burns in it. There was trash on the ground and other random debris. Stove burners and other appliances looked like they could use a lot of love. I proceeded to sleep the night away and accept it.
Here comes the next day now! I go about my day and visiting the area, but lo' and behold, I noticed I was itching my leg. I kept itching throughout the day, and then I began to question why I was itching it to begin with since I didn't have any encounters with mosquitos and to this crazy capacity. When I got back to the hotel, I figured I would take matters into my own hands and investigate to see if it was really what I was thinking. I pulled the sheets up and started looking. I didn't find anything until I sat back down on the bed... I found BED BUGS on my feet! Unfortunately, I didn't think to take pictures since A. this is my first experience with them and B. they are bugs so I swiped away immediately at them. I then proceeded to tell the staff in the lobby who then immediately told me the procedures to remedy this situation (seems like it happens a lot if they knew right away) and that my stay would be refunded.
So I then began the process of throwing all of my clothes, shoes, and bags in to the dryer since I couldn't switch rooms until doing so.
I tried to look in the room again for the bed bugs, but I couldn't find anything. I figured the word of the staff in the lobby saying I would be provided a FULL REFUND, that I would be provided one... Regardless, the new room #135 wasn't the best either. The room had a smell, trash/debris on the ground, nail clippings, and more.
I then checked out, and I went about my day. Later that day I talked to my 3rd party booking about the incoming refund from the hotel, but it turns out they were met with opposition... I then talked to the hotel agent who berated me, accused me of lying, said there will be no refund, and he didn't even know when I checked out and proceeded to tell me someone stayed right afterwards when I was the one that did on the dates he said. He eventually said the hotel staff that was there would talk to me instead first.
The hotel staff eventually called me, but it was not the staff from the early AM who helped me and said I would be issued a refund. She proceeded to tell me that the best they can do is 1 day free at an Extended Stay America...
Do you want to hear the kicker? THEY DIDN'T FIND ANY BED BUGS! That probably means if you stay in room #111, you are getting bed bugs since they aren't doing anything about it. So much for all of these bites on my legs, ankles, and feet...
Oh, and the breakfast is mediocre at best. It is just some coffee, oatmeal mix, granola bars, and mini muffins. Basically a snack bar.
Once again, DO NOT stay here!
Takes the crown of "Worst Hotel Room"

The room had stains on the walls. There were stains on the bed. Everything felt damp and the room perpetually smelled like mildew and cigarette smoke. The hallway to the room smelled like someone was smoking marijuana. There was black mold in the bathroom. The floor and countertops had a thin film of grime on them that consisted of dust and something sticky. Everything else had a layer of dust. Getting extra towels took two hours and the help of three employees. There was an elderly woman indoors with a lit cigarette, wearing just a bathrobe prying into people's business at the main desk and not being asked to stop by staff. I felt like I was in a Francis Ford Coppola movie.
If there was a severe thunderstorm and your options were this hotel or a lone, tall tree in the middle of a field, I'd recommend the tree. Please pay the extra to go elsewhere, it's not something the place can fix without severe work. They asked me to give them a good rating or reach out to them so they could "fix" things. - sign of a place that knows it is terrible. The woman that checked us in was nice, I hope she gets a better job that could utilize her skills better

The room was super comfortable, but never in the days we were in the hotel, they did not take out the garbage, they did not clean the bathroom, they did not put toilet paper. Every day we knew the garbage, we went to buy toilet paper and we also washed the towels that we use because we do not like to use the towel more than twice.
