The hotel is located in a residential area, on the edge of an industrial zone, so first impressions was not good, but once you are inside the hotel, its beautiful and an air of calm. The hotel is an old building that has been transformed using existing features which are very nice and pleasing. The hotel has been transformed to a high standard, with clean and bright finishes.
Check in was easy and quick. My room was on the first floor (no lifts) where I had a spacious bedroom with double bed, seating area and bathroom. A fridge was provided and a handy little espresso coffee machine. The room was bright, well finished with a comfy bed. I also had access onto an outside landing that had table and chairs that looked onto the main street of the hotel. The view was not great as you were looking onto the industrial area.
The bed was comfy and I had good sleep quality. The only downside was the noise coming from the room above, as the floors are solid. It felt like the occupants of the room above re-arranged their furniture every time they came into the room.
The toiletries provided in the room were nice and had a nice refreshing scent.
Breakfast was ok, with a few selections of cooked food and some fruit. The coffee was not good, it was from a filter coffee machine and I found it to be bitter.
The outdoor pool was small, more like a large bath, but it was clean and refreshing. There were some sun loungers and outdoor seats in the quiet and pleasant courtyard.
The hotel is situated 3 blocks away from the main Paseo de Montejo which is a broad avenue lined with restaurants and bars.
Parking at the hotel is in their own lockup garage at the back of the hotel.
Overall, it was a nice pleasant stay, with a 10 minute walk to the main avenue. I would return to this hotel again if I were to return to Merida.

I have been staying at this little hotel for several years. It is so comfortable and clean It has a quiet elegance about it. The staff are fabulous and help with everything. My room faces a lovely garden with two pools. I will be here for a month. A true home away from home.
Nice but not really

We stayed in this hotel from 12 to 19 Feb 2020,
the house is fine and clean but the pool was not a good idea, there were no chance to dip in the pool it is very tiny and not clean at all,
however the house was clean, ( mosquitoes were part of the experience I guess)
room has no view but the back yard of the house.
the breakfast was very yummy!
location is fine, but if we visit Merida again we will consider another more lively area like Montejo street or downtown, as the neighborhood near Casa Italia is almost died,
Nice B&B, not such a good experience

* beautiful room, spacious and spotlessly clean
* excellent location - nice walk to Paseo Montejo and to Calle 47 (lots of nice restaurants on this street)
* Unacceptable check-in experience. As a family of four adults, we had confirmed and prepaid two double rooms for three nights. Upon arrival we were informed that only one room was available meaning four adults with luggage would need to squeeze into to one double room with two queen beds! As we obivously did not accept this option we were offered one night in Casa Italia and the remaining two nights elsewhere. When I asked where "elsewhere" would be the clerk at at the front desk was unable to produce any reply. He spent a lot of time on the phone apparently trying to arrange something but without being able to present us with concrete options of other accommodation. We told him repeatedly that since we have prepaid three nights in two double rooms we are not moving until we see a concrete alternative solution. After over an hour in the lobby, suddenly two double rooms in Casa Italia became available for three nights!
* poor breakfast: toast, cheese, some fruit. With a little more effort and minimal additional cost the breakfast could be made much more attractive.
The room and location were worth 4 stars but due to the unfortunate experience I would choose another place to stay next time.
Beautiful space but very poorly managed

Casa Italia is a beautiful space. The bedrooms are very pleasant and the shared spaces, in particular the pool area, are beautiful. Unfortunately, there is little attention to detail and poor customer service, and this really lets it down. There was no hot water in the room we booked, so we had to move to another (smaller) room. The manager said he'd consider a discount, but we never saw or heard from him again. There was no toilet paper in our room, or in either of the toilets in the breakfast area. One of the bedroom closet handles came off in my hand, and the toilet roll dispenser was falling off the wall. The design of the showers led to water spilling all over the floor. The person at the front desk was friendly but not helpful unless you specifically asked. For example, they watched as we heaved our cases in and out, when it would have been very helpful if they had simply held the door open.
Breakfast was a big disappointment. Although the website advertised a different breakfast each day, it was actually the same - fruit, cheese and ham, and scrambled eggs and toast. Coffee was made early and not replenished so it was often cold. The last day we were there was Christmas Day, and we were told that breakfast would start at 9am rather than 7am. At 9am there was no sign of breakfast being prepared and guests were standing around waiting. The front desk said the cook hadn’t arrived yet. Overall, this is a beautiful space that is very poorly managed.
