Great place but watch the resort fees

I am staying for 28 nights and the place is very central, large, clean and staff are very friendly. However, as I'm here for 28 nights I asked for a reduction on the Resort Fees of over $650 (US) which I had to pay upon arrival directly to the Resort. They said they can't reduce them for me which I'm not too happy about given the many thousands of dollars I've paid to stay here as well.

The worst experience ever at this resort with many issues and manager does not give a crap about their guests at all. The 1st night my 4 yr old was burned by scalding hot water as the hot water handle broke off and was shooting water everywhere while she was in tub and manager did nothing at all said I was lying(really) not even an apology or concern at all, not to mention being bitten by ants the next night in bed seriously they wanted to spray bug spray at midnight what the hell!! Still nothing but rude comments and we were just trying to relax one thing after another. Once moved to new room bugs were crawling on carpet I have videos. The most disturbing thing was the management never reached out or nothing she was just so mean and rude I have never been treated like they did to me. It wasn't my fault about any of the issues but manager so she said she was, just had no concern about my child or me. The worst customer service ever at Marquis Villas. Still waiting for GM to make this right. Pictures to follow.

Two stars mainly due to nasty staff.
Stayed here for one night. The TL;DR is that this place is a timeshare that lists unoccupied rooms on the third party travel booking sites. It’s great if you have a lot of people in your party and are looking for apartment-like accommodations while in Palm Springs. However, if you are looking for decent hotel amenities, look elsewhere. Unlike what the pictures on the travel websites imply, aren’t any cabanas, spas, or bellhops here. It’s more like a nursing home that has been converted into a timeshare.
The third party website that I used to make the booking didn’t disclose that this is a timeshare and not a hotel. Given past experiences with these sort of arrangements, I would have leaned towards booking something else if I knew that.
Upon check-in, my first impression of the lobby was that this place feels like a retirement home. A clerk (older lady with blonde and cherry red hair) told me that although I booked a room with a single bed, I was assigned a room with two beds. I was traveling alone and didn’t want a room with two beds, so went out to my car to call the third party booking service used to make the reservation to see if they could find somewhere else for me to stay. They were so swamped with calls that it was estimated I would have been on hold for more than twenty minutes before speaking with an agent.
I went back into the property and told the clerk that I would take the room with the double beds. She said no, no. That she had been looking for a room with a single bed and found one. The room was located in a very undesirable location right off the main lobby and at a corner of the building along the street (113), which meant a lot of street noise. A maintenance person stepped to desk while I was there and asked for permission to enter room 114 to run an extension cord. The clerk said room 114 was occupied, but could he access what he needed through room 113 (’cause room 113 wasn’t now occupied also?!?)
The cherry on top when I got to the room was that there was a unit filled with SCREAMING kids next door. They were real SCREAMERS! They screamed and made a lot of noise last thing at night and first thing in the morning. So, God forbid you make a request here for anything that you want at this property! That’s the difference between a timeshare and a hotel. The timeshare view is that you’re a transient who they will never have to deal with again, so clerks can entertain themselves by messing with you like this. Hotels are used to granting guest requests - nbd.
The room was super large but so void of furnishings that it felt uncomfortable. Dated decor in an 80s shore resort and not in a Palm Springs midcentury modern way. Artwork was faded and the frame for the artwork over my bed was falling apart. The room was clean although given the amount of space, I can’t imagine that all the surfaces are sanitized between guests.
Got a first floor room and could hear the people above me after they decided to start moving furniture around their place at 7 AM.
The room had a patio, full kitchen with utensils, shower and tub, two toilets, a separate sink and ice bucket in a bar area near the living room, TVs in the living and bedroom areas, and plenty of storage closets. There was a fireplace in the living room although it was just for show (sign stating DO NOT USE). The bed was comfortable. There were tiny insects crawling around on the bathroom floor.
There is a relatively early check out time here of 10 AM. Upon check out, a separate clerk threw my key card into a pile with a scowl on her face like they were diseased. (Yes, this was during COVID, but she could have simply taken the cards and used some hand sanitizer or washed her hands afterward. The gesture was more about making me uncomfortable than fear. Again, difference between hotel staff conduct and timeshare staff conduct.)
I needed to stay in Palm Springs another evening but am glad I only booked one night here. If having a really big place for a family is important to you, then this could be a good choice. If you are looking for a hotel, strongly suggest looking elsewhere.

Booked for 5 nights and ended up staying 8. Everything from the rooms to the pool was great. Our room came with be everything we needed to accommodate our long stay like the fulling stocked kitchen. All you need to bring is the food. The Front Desk was very helpful with my reservation mis-hap and made the stay that much more enjoyable. I will definitely book here again next time I come back to Palm Springs.

Still nice, but need some better upkeep. The pool decking is poor and lounge pillows need some cleaning...
People are friendly. Location: in the middle of the town.
An old hotel, but this is also and advantage. More spacious than the new ones.
